Thank you for inquiring into the services offered by Safe Properties Management LLC.

 Our management contracts are on a month-to-month basis which means that if you ever decide to end management services with us for any reason, then a 30-day written notice to end management is all that is required.  

Once you are set up in our system, you will have “Real Time” access to your account 24/7/365. Through the Owner Portal you can review and download several reports including your Owner Statement anytime you like. You are also able to review and download your Tenant’s Statement to check on their performance at any time. All documents pertaining to your property will be accessible to you at any time. We also send a monthly statement with all income and expenses itemized along with an income check or an EFT deposit to your bank account (with available funds) by the 10th of the following month.  At the end of the year, we provide a year-end statement and a 1099 to give to your tax preparer.

We strive to place only reliable, responsible tenants in the homes we manage. Our goal is to lease your home as quickly as possible. Safe Properties Management complies with all laws prohibiting discrimination including Title VIII. To lease your property, we advertise and follow up with showings to the interested parties. All prospective tenants are required to fill out an application. For proper applicant screenings we run a credit check, background check, past eviction check, verify employment, call past and present landlords and if possible, do an in-home inspection of their current home to see how they take care of the property.

Our leasing fee is fifty percent of the first full month’s rent. At lease signing, we collect the first full month’s rent and security deposit. Our management fee is ten percent (10%) of the monthly collected rent. Rent is due the 1st of each month, and, if necessary late notices and/or “Ten Day Notice to Quit” are sent to delinquent tenants. If an eviction is necessary, then we will retain an attorney on your behalf to have the problem tenant removed and regain possession of the property. Indiana now requires the use of an attorney for eviction cases.

 We do a move-in and a move-out inspection. Once a tenant vacates the property, we compare the two reports to see if any damages incurred during their occupancy. We finalize their account by returning their security deposit or by sending them an itemized statement of charges. If a balance remains after their security deposit was applied, and they have not made a payment or an arrangement for payment has not been made, their account will be turned over to our Collection Company and the balance due will be reflected on their credit report.
